What are the New Laws for Pet Ownership in Community Schemes?

As of 1 November 2024, pet ownership in Community Association Schemes has undergone significant changes.

The new legislation focuses on preventing 'unreasonable interference'. This means that while pets are allowed, their presence must not negatively impact the lives of other residents.

So constitutes 'unreasonable interference'?

🐈 Noise: Constant barking, howling, or other loud noises that disrupt the peace and quiet of other residents.
	Aggression: Repeatedly chasing, attacking, or threatening other residents or animals.
🐕	Damage: Consistently damaging common property or the property of other residents.
🐴Health Risks: Spreading diseases or infestations.
🦖	Nuisance: Causing unpleasant odours or other nuisances in common areas.

We heard on the radio last night that there are only 8 Friday's until CHRISTMAS!!! 

We're not counting down... you are! 😂

With this year end fast approaching, our Strata Manager's are working extremely hard to get your home's in top tip condition!

Working with the Strata Committees and Qualified Tradesmen's to ensure that the maintenance programs and repairs are undertaken, so you can sit back an enjoy your homes.

Here are some ideas that you can check off before the year ends:

- Inspect and Clean Gutters 🌧️

Ensure gutters are clear of debris to prevent water ingress and damage. Especially important during the summer storms!

- Check Roof and Exterior 🏠

Engage a roof specialist to look for any damage or wear on the roof, gutters, and trim. See if any maintenance is required to the roof pointing or tiles.

- Landscape Maintenance 🌻

Prune trees and shrubs, clean up garden beds, and check irrigation systems.

- Inspect Windows and Doors 🚪

Check for drafts, seals, and repair any issues to improve energy efficiency.

- Clean and Inspect Plumbing 🚿

Look for leaks, ensure proper drainage, and clean fixtures to prevent issues.

- Check Safety Equipment 🔒

Test smoke detectors, carbon monoxide detectors, and replace batteries if needed.

- Building Amenities 🏊

If you have amenities like a pool, check the maintenance programmes 

- Address Pest Control 🐜

Schedule pest control treatments to prevent infestations. This is especially important for the warmer months where we see more pest activity.

Re: SP32741 Just wanted to say a quick THANK YOU to Siobhan Brewer. She has been of fantastic assistance this week over problems with our lawn mowing contractor and on multiple times in the past regarding other issues. I know we are getting close to Xmas shut-down and everyone is under the gun time wise, but Siobhan had been very persistent trying to contact our service provider and when no response came, on request from us, immediately organised for us to get two quotes for another provider moving forward into the NY. We very much appreciate her help now and throughout the year.
